The 70% rule says that you want to be all in on a property at 70% of its value or less.
But does it work in today’s market? Should you really offer 85% as some people are advising?!!
Hell no.
First, just because your deals are not getting accepted, doesn’t mean your offer is bad. It rather means you need to work on lead generation.
And second, even you’re good at lead generation, you still need to know how to negotiate.
So stay within conservative values.
Stop making offers.
Just stop.
